(01) The rules
What Acra publishes.
| Rule | What the published guidelines say |
|---|---|
| Personal statements | 100% of deposits ÷ 12 or 24. All persons on personal statements must be on the loan application. |
| Business statements | 50% deduction for business expenses, then the borrower's ownership percentage. |
| 24-month program | Uses the lesser of the last-12-month or 24-month figure, to address declining income. |
| NSF | Max 6 returned checks (NSF) in the last 12 months. Overdrafts don't count. |
| Not counted | Transfers from other accounts, tax refunds, ATM card returns and fee refunds. |
| Statements | All pages; one statement per month for the qualifying period. |

(02) Worked example
The math on a sample file.
24-month business file, 100% owned: last 12 months $300,000, prior 12 months $360,000. 24-month figure $660,000 × 50% ÷ 24 = $13,750; 12-month figure $300,000 × 50% ÷ 12 = $12,500. Acra's calculator uses the lesser: $12,500 a month.
(03) In DepositDesk
What the worksheet flags.
- More than 6 NSF in 12 months
- On 24 months, a lower recent 12 months (and the switch to it)
- Transfers, tax refunds, ATM card returns and fee refunds to exclude
The worksheet, CSV and lender PDF all carry the line “Calculated per Acra Lending's published guidelines (as of Jan 2, 2025). DepositDesk is not affiliated with Acra.” so the underwriter sees which rules you used.
