Are my borrower's statements uploaded?

No. PDFs are read in your browser and never sent to us. The open worksheet lives in this tab until you close it or press New file. Founding Brokers can save files, and those stay in this browser. Security details.

What do I get free?

Your first file, start to finish: run it, review it and export it once. No card. After that, Founding Broker is $29/mo for unlimited files, saved files and lender-ready PDFs.

Which lenders' rules are built in?

Angel Oak, Newfi (Rainier), Acra, Deephaven, Verus and A&D Mortgage, from each lender's own published guidelines. Pick one and its expense factor, ownership, large-deposit, NSF and 12/24-month rules apply; the worksheet is labelled with the guideline date. DepositDesk isn't affiliated with any lender. Compare the rules.

Can I qualify from a P&L instead?

Yes. Choose P&L as the statement type, enter the P&L's revenue and net income, and optionally drop in the same months' bank statements: DepositDesk checks the deposits against P&L revenue using the lender's tolerance.

Does it replace the lender's underwriting?

No. It's an estimate for pre-qualification. The lender's underwriter determines final qualifying income, under that lender's guidelines, expense factors and exclusions.

Which statements work?

Text PDFs downloaded from online banking read instantly; we test against Chase, Bank of America, Wells Fargo, Mercury and credit union layouts. Scanned PDFs and phone photos are read with OCR in your browser; check those figures closely. If a page can't be read, enter that month by hand.

How is the income figure worked out?

Eligible deposits (gross minus excluded) over the program's 12 or 24 months. For business accounts that total is multiplied by ownership and by one minus the expense factor (a preset, or the figure from a CPA letter), then divided by the months. Personal statements count 100% of eligible deposits. You see the 12- and 24-month figures side by side.

Is it GLBA friendly?

Borrower statements never reach our servers, so there is no borrower data on our side to safeguard. Your firm still owns its GLBA Safeguards program. We hold no certifications; the Security page explains exactly what happens to data.
